Old Cottage Beach is a private, security gated residential community, overlooking picturesque Aransas Bay along Fulton Beach Road. It is accessed from State Highway 35 North directly across from the Aransas County Airport. The "Beach" is a journey back to brick stone streets, gas lamplights, picket fences, front porches and distinctive architecturally appointed cottages. Most all sites will have large live oak trees and quaint back yards. Ten (10) longer sites sit on a cottage lake overlooking Aransas Bay along Fulton Beach Road, and all sites will have walking access to the lake and across via boardwalk to Aransas Bay.

Sites will be sold fee simple, with a Homeowner's Association managed exterior maintenance program. Cottage designs, of the buyer's choice, will be designed and constructed with strict architectural control; specifically, a Coastal Cottage adopted from styles in and around the West Indies, Old Florida, Key West, St. Augustine, Charleston, Beaufort, S.C., South Carolina "low country" and Creole cottages of Coastal Louisiana with standing seam roofs, elevated porches and large windows.

The Builder/Developer, Richard Dias Construction Company, has built a new "Cottage" office and "Carriage House" woodshop and construction staging area at the highway side of the community outside the security entrance. All utilities are engineered design, and will all be underground; they include electric, natural gas, telephone, city water and city sewer.
